Energy efficiency fingerprint for houses

New Energy Conservation Regulations require the introduction of energy certificates for existing buildings. These certificates are being phased in from the beginning of 2008. They will give tenants and purchasers a clear overview of the heating and hot water costs they can expect.

The Energy Conservation Regulations will transpose the EC Energy Performance of Buildings Directive into national law. This means that there is will be an obligation to present an energy certificate when dwellings and buildings are being let or sold. A violation of the Regulations can be fined with up to 15.000 Euros.

For residential buildings completed before 1965, energy certification will become mandatory on 1 July 2008. For residential buildings constructed since that date, it will become mandatory on 1 January 2009.

At the heart of the new provisions in the Energy Conservation Regulations is a differentiation between demand-based and consumption-based certificates. For the initial transitional period, which ends on 1 October 2008, there is full freedom of choice concerning the certificates. After that date only the more expensive version of demand-based certificates will be provided.

The validity of both versions is 10 years.

Berlin in the Top Ten of Europe’s real estate markets!

According to the highly regarded real estate forecast, Emerging Trends in Real Estate® Europe 2008, just published by the Urban Land Institute (ULI) and PricewaterhouseCoopers LLP, the German capital is strongly appealing to national and international investors.

In the ranking of real estate markets in Europe Berlin rose from 25 up to 9 within only one year!

Whereas the prices of office towers and shopping centers, apartments and penthouses in London, Paris and Madrid are rapidly declining, the market in the German capital remains surprisingly stable. Berlin has proved a top real estate site!

Berlin has potential!

It just has to be fully activated - That is what the Senate Department for Urban Development beliefs. Therefore it grants Berlin a funding over 30.5 million Euros for Urban Remodeling in 2008.

The program "Zukunftsinitiative Stadtteil " specifically promotes various projects in the east and west of the city and intends to sustain the marketability and social stability of structurally disadvantaged urban areas.

The program is funded by the European Regional Development Fund (ERDF), as well as by the city itself.
